Failure of private landlords to issue the government’s latest version of the ‘How to Rent’ document to tenants at the start of their tenancy, or on renewal (if the document has changed), means landlords could lose the right to repossess their property under Section 21.
There will be a new version of the ‘How to Rent’ document from 24th March 2023 which will be found on the gov.uk website.
The new version includes:
- The requirement for carbon monoxide alarms to be fitted in every room with a fixed fuel-burning appliance
- The requirement for the Electrical Installation Condition Report (EICR) to be provided to the tenants
- Information on fitting smart meters
- Ensuring the property is suitable if you have a disability.
Supplying your tenants with the required documentation will help to protect your rights as a landlord, but keeping correct financial records is vital too.
