I only own one rental property. Does Making Tax Digital apply to me?
Yes, it can. Making Tax Digital is based on your gross rental income, not the number of properties you own.
If your total rental and/or self employment income is more than £50,000 per year, the rules are likely to apply from April 2026.
My rental income is not very high. Do I still need to comply?
Potentially. The rules do not depend on how much tax you pay. They depend on your rental income level. Even landlords with modest profits may still need to submit quarterly updates.
I already submit a Self Assessment tax return each year. Is that not enough?
Not if your gross income is over £50k (see above). Under Making Tax Digital, an annual tax return is no longer the only requirement.
You will also need to send updates to HMRC every three months, plus a final declaration at the year end.
What do quarterly updates involve?
Quarterly updates are summaries of your rental income and expenses sent digitally to HMRC. They are not full tax returns, but they must be submitted on time.
Do I need new software?
You will need a digital method of keeping records and submitting updates. This does not have to be complicated or expensive. In many cases, simple solutions are enough.
Can my letting agent handle this for me?
Most letting agents do not deal with tax reporting or HMRC submissions. Even if your agent provides rent statements, the legal responsibility for Making Tax Digital remains with you. But we can help you with this and you won’t have to change your letting agent.
What happens if I do nothing?
HMRC will apply penalties for missed submissions once Making Tax Digital is live.
Penalties can apply even if there is no additional tax to pay.
I am planning to sell my property soon. Do I still need to prepare?
Possibly. If you are still receiving rental income when the rules apply to you, compliance is still required. It is best to check your position early.
